● Free during beta · for 1–20 units

Every repair request, sorted before you pick up the phone.

Give tenants one simple link. Repair Desk flags what's an emergency and what can wait, names the trade, lists likely causes, and drafts your reply to the tenant and your note to the vendor.

How it works

From "the sink is leaking" to a vendor note in under a minute

Tenants don't download anything. You don't switch rent software. Repair Desk just sits between the text message and your phone call.

1

Share one link

Each property gets its own request link and a printable QR flyer for the fridge or laundry room. Tenants describe the problem and can add a photo.

2

See what matters first

Every request is sorted into emergency, urgent or routine, with the trade needed and the likely causes. Safety words like gas, smoke or flooding are always flagged.

3

Send, track, done

Edit the drafted tenant reply and vendor note, send them from your own phone or email, and move the request from new to done. Export the log any time.

What you get

Small-landlord maintenance, without the big-company software

Urgency triage

Emergency, urgent or routine, with the reasoning laid out so you can overrule it in one tap.

Print it, tape it up, done. Tenants scan and submit in about a minute on any phone.

Request log you own

Tenant still texted you? Paste the message in and get the same triage and drafts in seconds.

FAQ

Questions landlords ask

Does this replace calling 911 or the gas company?

No. Repair Desk is an organizing tool. Tenants see a clear notice on every request form: if there's a gas smell, fire, smoke, sparking or flooding, leave and call 911 or the utility first. The triage is a suggestion to help you prioritize. You make the call.

Do my tenants need an account or app?

No. They open your property's link (or scan the QR flyer), describe the problem, add a photo if they want, and submit. That's it.

How accurate is the triage?

It combines a fixed safety check for words like gas, smoke, sparks and flooding with an AI model that reads the full message. It's a fast first read, not an inspection. Always review it, and change the urgency with one tap when you know better.

Does it message my vendors or tenants for me?

Not in the beta. Repair Desk drafts the messages; you send them from your own phone or email with one tap, so nothing goes out without you.

How do I sign in?

When you sign up you get a private access code. Save it in your password manager. Lost it? Use “Lost your code?” on the sign-in page and we'll email a reset link to your recovery email. You can generate a new one any time from Settings.

How do I hear about new requests?

Free email alerts. Every new request is emailed to you instantly with the urgency, trade, a summary and the drafted replies. Prefer fewer emails? Switch to emergencies-only in Settings.

What happens after the beta?

Free stays free for one property. The Landlord plan will be $15/month or $144/year. We'll email you before anything changes, and you can export your data any time.
